In the city’s address data it has 7,680 residential addresses, 61% of them apartment or condo units, with 411 more listed as pending.

Where it is
The city’s homes here sit mostly between Metro Parkway and I-75, south of Colonial Boulevard, along Six Mile Cypress Parkway and Winkler Avenue Extension. The city limits are uneven on this side of town, so neighboring streets can be in unincorporated Lee County; check a parcel before you assume an address is in the city. The Winkler Avenue area is to the north across Colonial Boulevard and the Treeline area is to the east across I-75.
OpenStreetMap names three places inside the city’s part of the area: Heritage Palms Golf & Country Club, Reflection Isles and Paseo.
ZIP codes: 33966 for 78% of residential addresses and 33912 for 22%.
Schools
Lee County does not assign a school by street address alone. Under the district’s 2026-27 Student Enrollment Plan, families rank the schools in the zone their address falls in, and the district guarantees a seat, with bus service, at a school in that zone. Siblings and homes within 2 miles of a school get preference when a school fills. In the district’s 2026-27 zone layer, the whole area falls in one zone at each level:
| Level | Zone | Schools in the zone, with Florida’s 2026 grade |
|---|---|---|
| Elementary | J (all) | Colonial Elementary: C, Gateway Elementary: B, Ray V. Pottorf Elementary: B, Treeline Elementary: B |
| Middle | EE (all) | Fort Myers Middle: C, Paul Laurence Dunbar Middle: B |
| High | South 1 (all) | Cypress Lake High: A, Dunbar High: C, Fort Myers High: A, South Fort Myers High: C |
Inside the area are Ray V. Pottorf Elementary, 4600 Challenger Blvd., and Paul Laurence Dunbar Middle, 4750 Winkler Avenue Extension, from the federal school directory. Grades are from the Florida Department of Education; each name links to the school’s state report card. Check an address on the district’s School Enrollment Zones map. More in our schools guide.
