This page covers the city land east of I-75 and south of Colonial Boulevard, along Treeline Avenue. The city’s comprehensive plan puts most of it in its Special Community land use category, which it describes as large master planned developments “predominantly southeast of the Six Mile Cypress Slough and east of Interstate 75,” approved and largely built out as developments of regional impact. Two of them, Arborwood and Pelican Preserve, are on the city’s map. The area has no single plan name, so we use its main road.

In the city’s address data the area has 9,559 residential addresses, 66% of them single addresses and 34% apartment or condo units, with 737 more listed as pending.

Schools

Lee County does not assign a school by street address alone. Under the district’s 2026-27 Student Enrollment Plan, families rank the schools in the zone their address falls in, and the district guarantees a seat, with bus service, at a school in that zone. Siblings and homes within 2 miles of a school get preference when a school fills. In the district’s 2026-27 zone layer, the area falls in one zone at each level, except about 30 addresses in middle zone JJ:

Level Zone Schools in the zone, with Florida’s 2026 grade
Elementary J (all) Colonial Elementary: C, Gateway Elementary: B, Ray V. Pottorf Elementary: B, Treeline Elementary: B
Middle EE (nearly all) Fort Myers Middle: C, Paul Laurence Dunbar Middle: B
High East 2 (all) Dunbar High: C, East Lee County High: C, Gateway High: A, Lehigh Senior High: C, Riverdale High: C

Inside the area is Treeline Elementary, 10900 Treeline Ave., from the federal school directory. Gateway Elementary and Gateway High, both on Griffin Drive, are just east in Gateway. Grades are from the Florida Department of Education; each name links to the school’s state report card. Check an address on the district’s School Enrollment Zones map. More in our schools guide.
