The federal measure

The Federal Housing Finance Agency’s house price index for the Cape Coral-Fort Myers metropolitan area, which covers Lee County and tracks repeat sales and refinances of the same homes, stood at 403.20 in the second quarter of 2026, down 0.9% from 406.85 a year earlier. The FHFA index includes only homes with mortgages backed by Fannie Mae or Freddie Mac, which leaves out many cash and condo sales, one reason it can differ from Zillow’s.

The Census figure

The Census Bureau’s 2020-2024 American Community Survey put the median value of owner-occupied homes in Fort Myers at $384,500, against $362,200 for Lee County.
